aggreement,deed of assigment or deed of lease,or sublease or power of
attorney.Governor's consent application form signed by seller or
lessor.With relevant documents prepared and transfer of
possesioncompleted to purchaser,process for obtaining consent and
registration of interest transfers commences after payment of taxes
and fees.Buyer at his own discretion conduct due diligence at the land
bureau for interest protection and vital in title transfer process.A
solicitor,buyer or agent could conduct due diligence at the bureau to
confirm title and interest in real property,zoning purpose,land
use,commited or global,external or 3party interest,residue or term of
years,status and seller's capacity.Consent follows transfer completion
together with registration of transfer deed.Joint owner,or
owner,patner of real property interest,by consent must be sought to
prove title transfer validity by seller.Board resolution is vital if
property is owned
